The Good

BSN Denver: Ronnie Hillman

Ronnie Hillman picked up right where he left off last year before getting injured and surrendering his starting job to CJ Anderson. Hillman exploded for 66 yards on his 8 carries in Friday night’s win over the Seahawks. Hillman’s longest scamper was for 23 yards and he consistently was finding and hitting the holes in the Seahawks defense.

Erica Chouinard: More homes to chose from!

Now that the summer selling season is over and kids are going back to school, the real estate market has cooled slightly which may provide some relief for weary buyers. Housing inventory increased 5% from June to July, which also caused a slight decrease of 1.8% in the average sales price of single family homes. While sellers continue to realize appreciation nearing 10% between this year and last, buyers right now may find more homes to choose from and fewer competitive offers. Sounds like a win-win for everyone!

The Bad

BSN Denver: Denver Broncos Special Teams

There just seems to be something about the Broncos letting the Seahawks abuse them in the kick return game. In the second quarter, Seahawks WR Ricardo Lockette took a Conner Barth kickoff 103 yards to the house to give Seattle a 10-9 lead. Later in the game, third string QB B.J. Daniels took another Broncos kickoff for a return of 35 yards. As if the atrocious kick coverage wasn’t bad enough, Solomon Patton and Jordan Norwood combined for two muffed two punts, one of which the Broncos lost possession on.

Erica Chouinard: Money Outside of Closing

Today we had an agent ask that one of our sellers pay his buyers thousands of dollars “outside of closing”. If someone asks for money outside of the regular real estate transaction that should be a red flag for both buyer and seller. Where I come from that’s called mortgage loan fraud and since the FBI has a definition for it, you probably don’t want to do it!

The Dangerous

BSN Denver: Broncos Pass Rush

Denver’s defense combined for 6 sacks against the Seahawks, including Von Miller‘s strip/sack on the first play of the game. Even with key members of the Broncos defense missing, players like Shaquil Barrett, Kenny Anunike and Shane Ray stepped up. Wade Phillips’ pass rush is looking to be dangerously lethal come the regular season.

Erica Chouinard: Disclosing Material Defects

One way a seller can get in trouble in a real estate transaction is by not disclosing material defects of the property. Fire in the bedroom? Disclose it! Basement flooded during the last rainstorm? Disclose it! Chances are the buyer’s inspector will find evidence of defects anyway, and if not, you don’t want to get a phone call a year later when the neighbors tell the new buyers what happened and someone decides to hire an attorney.
